How do I search for homes?
As your realtor, I will customize a search for properties using our regional MLS according to criteria you and I have discussed. I will send you properties as soon as they become available and if they are of interest, we will set up a time to visit the property. If you enjoy perusing home listings yourself, you can do so right here on my website. When you see one that piques your interest, click on the chat icons box right on the listing to call or email me directly about this property. I’ll answer any questions you may have and will help you determine if this is a property that should stay on your short list of possibilities.
How do I make an offer to purchase a home?
There are a number of factors to consider when you are preparing to make an offer on a home: supply & demand, the home’s condition, how long it has been on the market, and your personal circumstances such as urgency to move and affordability.
What is the cost to me as a buyer?
Traditionally, the seller pays all realtor fees—both buyer and seller—associated with purchasing a home, so it is to your advantage as a buyer to have a good advocate by your side throughout the process. Costs traditionally paid for by the buyer include:
-
Home inspection
-
Pest/termite inspection
-
Any additional inspections
-
Appraisal
-
Title insurance
-
Settlement fees
-
Fees to secure your loan
-
Pro-rated Condo/HOA fees and property taxes

INVEST
In Sarasota, owning an investment property can be a great way to produce income and have a place to stay for yourself (if you’re from out-of-town) or for family and friends when they come to visit. My extensive experience in Sarasota’s real estate market has provided me with great resources and connections for rental investors. I will help you determine what your budget is and find properties that will best suit your investment goals.
Investing via Rental Properties
One of Sarasota’s most popular real estate investment opportunities lies in the rental market. Our seasonality makes our market ripe for people who want a short-term place to stay and are willing to pay for it. Rental income becomes an additional revenue stream for property owners and can add thousands of dollars to your annual income. Should you choose to sell your rental property at a later time, you stand to profit from this investment again, as the residence will likely appreciate during ownership.
Investing via Re-imagining a Home or Property
Another way you can invest in real estate here in Sarasota is by updating, upgrading, razing, and/or building. Our bustling seaside town was not always so busy and many remnants of Old Florida are available at a reasonable price in amazing locations. These properties are ripe for improvements to increase their value.
Whether you choose to do a “Fixer Upper” style renovation and create a modern move-in ready oasis for a future buyer or level an older home for a new structure on a prime lot, a large increase in value is generally the result. In our current market, many buyers want things brand-new and are open to properties that have been “flipped,” as they don’t have to worry about the renovations themselves.

BUILD
New construction is all around us here in Sarasota: from the rising downtown condos to new neighborhood developments to brand-new beach-front custom homes. I am familiar with custom homes, local builders, and the nuances of the building process.
Choose a Realtor Who Understands New Construction
Having a trusted realtor to guide you through this process is especially helpful if you are moving from out-of-town.
Find Your Top Priority
If you have been considering building instead of buying a resale home, there are a few ways to get started in this process, depending on your prioritized needs and wants:
-
Pick the neighborhood first. If the feel and composition of your neighborhood is the most important aspect of your lifestyle, we will begin there by finding the right community for your new home. Once we determine the area, I will help you review the builders available in that neighborhood (if it is a new development) or help you find one that suits your needs perfectly.
-
Pick the lot first. Just like picking the neighborhood, many times it is lifestyle that dictates where you would like your new house. Maybe we need to look for waterfront with deep-water access so you can house your boat; or perhaps you want an urban lifestyle that is walkable to some of your favorite spots. Let’s find the perfect area and lot for your new construction home that gets you exactly where you need and want to be.
-
Pick the builder first. We are graced with a considerable amount of quality builders here in Sarasota, but sometimes you find one that is in sync with your vision. I have had several clients who knew the builder they wanted to use before we found their dream property. The builder will work with you, the client, to create your vision. Then I bring my expertise to help you find the lot that accommodates everything your dream home requires.
Let’s Get Started
There is no such thing as too much preparation when it comes to building your new home. I can help you ask the right questions, get the right plan in place, and connect you with the right people to make your dream home a reality. Contact me today!
